You can get professional representation at little or no costs. Landlords budget for brokers commissions. Banks insist upon it. More often than not, if a landlord is not represented by a broker, the monies set aside for commissions are pocketed as a form of additional profit. Questions to ask when selecting a representative |
Do you represent landlords seeking to lease property?
The Cabot Group does not list property for lease. We will not seek to lease you one of “our” properties. We have no conflict of interest to color the way in which we locate buildings or negotiate a lease on behalf of our clients. We are wholly committed to finding every viable opportunity and obtaining the best possible deal for our clients.
How much experience do you have in corporate and commercial real estate?
The Cabot Group has over 30 years of commercial real estate experience. We have assisted clients to lease, design, outfit and move into over 1,000,000 square feet of space. We are commercial real estate professionals, with backgrounds in brokerage, development, construction, financing, management and design. We can assist you with any real estate issue your business may need help with.
Are your services complete when the terms of the deal have been negotiated?
The Cabot Group is more than a brokerage service. We serve as our client's out sourced real estate department and provide advice, advocacy and hands on assistance throughout the whole process of determining needs, locating the ideal property, negotiating the lease, planning and implementing the move and administering the lease. The Cabot Group is with you throughout the whole process and the life of the agreement. Our guidance and access to information will be with you well after an agreement is signed.
How smooth will the move process be?
Our experience at The Cabot Group will allow you to focus on your business while we focus on your new location. From needs analysis to executing bids and installation of furniture, we will manage the entire move with minimal disruption to your day to day business.
How deep is your knowledge of the current market?
The Cabot Group maintains a data base on over 600 buildings in Rochester and the surrounding counties. The Cabot Group also tracks raw land and development site, as well as over 300 current leases. This allows us to inform you not only what is available but where the best deals might be acquired.

Why is Tenant Representation so affordable? |
Commercial landlords typically list their properties for lease with commercial brokers, or create internal management/leasing companies to market their space. They promote their buildings to the brokerage community hoping that the brokers will bring them tenants in return for a fee, usually 4% to 6%, depending on term, size and other factors. Unless there is a clear and fully disclosed statement to the contrary, these Brokers have a fiduciary responsibility to the Landlord. This fee will be paid whether you have representation or not. If there is no broker involved, the landlord will pocket the fee as added profit. As your Tenant Representative, we inform the Landlord, or his broker representative that we are acting as your agent, and that we will accept the standard commission as our fee for services on your behalf. This is common practice within the commercial real estate industry. There is no additional fee tacked onto the lease rate and you won't save anything by not having representation. The listing agent will get the whole thing.
